Located in the heart of downtown Portland, the Historic Galleria Building (1910) underwent major building upgrades in preparation for this new, large retail tenant. Extremely complex in design and constructability, work included a total seismic retrofit; major vertical transportation retrofits; renovation to reconfigure loading docks, offices, storage spaces, and envelope; and mechanical & electrical accessibility upgrades – modifications compatible with historic elements.
inici group worked with the owner, architect, and contractor to ensure this project continued on schedule and budget with site inspections, pay application review, and other project management services.
The completed renovation created a new 89,000-sf retail space for CityTarget, featuring a grocery and pharmacy among other products. The urban location features roughly 40% fewer items than a typical store, with customers averaging five trips per week versus one in the suburbs. The renovation also added 52 vehicle parking spaces for Target customers.
